When people ask how I built a 90+ unit rental portfolio in Chicago’s south suburbs, they expect a complicated answer. The truth is simpler: I stopped buying houses and started buying cash flow.
I’m Mike Fisher. I’ve been investing in Illinois real estate since 1991. Today, M Property Group LLC manages 260+ doors across the Chicago south suburbs, and I’ve learned every lesson the hard way so you don’t have to. Here’s the real story of how it happened, step by step.
Start 1: The First Deal (1991)
My first rental property was a single-family home in Chicago Heights. I didn’t have a grand plan. I just knew that owning something was better than renting something. That first unit taught me everything: screening tenants, handling maintenance calls, collecting rent, and dealing with the unexpected.
The lesson from year one? Cash flow is the only metric that matters. Appreciation is a bonus. Cash flow keeps the lights on.
The South Suburbs Advantage Nobody Talks About
While other investors chased downtown Chicago or the trendy north side neighborhoods, I stayed in the south suburbs. Here’s why:
- Entry prices are lower, You can acquire cash-flowing properties for 30-50% less than comparable assets closer to the Loop
- Tenant demand is steady, Blue-collar families, healthcare workers, and service industry employees represent a resilient renter pool
- Competition is thinner, Institutional investors overlook the south suburbs. That’s your edge.
- Section 8 / HCV programs, Housing Choice Voucher tenants pay on time, every time, guaranteed by the government. I’ve built a large percentage of my portfolio around HCV housing.
The Shift From 5 Units to 50
The jump from 5 units to 50 wasn’t about finding better deals. It was about building systems. When you own 5 units and self-manage, you’re an accidental landlord. When you own 50, you’re running a business.
The systems that made scaling possible:
- Tenant screening criteria, Written, non-negotiable, applied equally to every applicant
- Maintenance vendor relationships, Plumber, electrician, HVAC, and general contractor on speed dial before you need them
- Lease standardization, One lease template, attorney-reviewed, updated annually
- Property management software, AppFolio for rent collection, maintenance requests, and owner reporting
- Professional property management, Once I crossed 20 units, self-management was costing me more than a PM company would charge
The Multi-Family Pivot
Single-family homes are great starter investments. But multi-family is where wealth compounds. When you own a 4-unit building, one vacancy doesn’t kill your cash flow. When you own a 12-unit, your operating costs per unit drop dramatically.
The south suburbs have an abundance of 2-6 unit multi-family properties available at prices that pencil. Look for: 2-4 unit buildings in Dolton, Harvey, Calumet City, Chicago Heights, and South Holland. These areas have strong rental demand, reasonable acquisition costs, and HCV program participation.
What I’d Tell a First-Time Investor Today
- Buy for cash flow, not appreciation, If the rent doesn’t cover your mortgage, taxes, insurance, and maintenance with room to spare, pass on the deal
- Screen tenants harder than you think you need to, One bad tenant will cost you 3-6 months of rent. The $50 background check is the most affordable insurance you’ll ever buy.
- Build your team before you need it, Attorney, accountant, contractor, and property manager. Have all four before deal one.
- Reinvest, don’t spend, Every dollar of cash flow that goes back into your next property compounds your wealth. Live below your means, grow your portfolio.
