Can you hold a place before I apply?
You cannot hold an apartment or rental before applying for the property and passing our background and credit check. Once you have been approved you will be required to pay the first month's rent to hold the unit until the lease signing.

Do I pay first month’s rent and last month’s rent with my security deposit?
When you have been approved and you declare that you want the unit, you pay the first month's rent and security deposit or move-in fee. The last month's rent is not paid at this time. The security deposit is not allowed to be used as the last month's rent.

How old do you have to be to apply?
You must be a minimum of 21 years old to apply for a rental.

Is the deposit refundable?
The deposit is not refundable under most circumstances. Discuss this question with your leasing agent for more details.

Who needs a cosigner?
The requirement of a cosigner will be determined after the background and credit check has been run. Generally if all else is acceptable but a credit score, then a cosigner may be accepted as a way to get the unit. Discuss with your leasing agent

You have a property I want to rent. How do I apply?
You may apply for the property through the website. Look for the application information on the Rental page.

How do I pay rent?
There are several ways to pay the rent. You may mail a check, money order or cashier's check to the office. The check must be made out to M Property Group. You may drop the check off at the office. You can make the payment through the tenant portal, paying with a credit card or direct deposit. In some special cases we will pick the check up at the property.

I want to get a pet. What do I do?
If you wish to bring a pet into the property you must first check with the account manager to determine if a pet is allowed. Some owners do not allow pets. There is a possibility that you will be required to pay a monthly pet rent or a pet deposit to cover the extra costs involved after a pet moves out.

I want to move out, but my roommate wants to stay. What do I do?
Advise your account manager immediately. Chances are you qualified for the unit only because there were two incomes. Now, we must determine if you are still eligible for the unit. Your roommate signed the lease and is still financially responsible for the rent payment until the lease expires.

My lease expiration is coming and I want to move out. What do I do?
If you are getting ready to move out when the lease expires provide 60 days notice to your account manager. The notice should be in writing or by email. This notice is a requirement of the lease.

Who is responsible for paying for repairs & maintenance requests?
If the repair is needed due to damage caused by the tenant or a guest then the tenant pays the cost of the repairs. If the repair or maintenance is part of regular wear and tear then the landlord will need to cover the costs of the repair. Talk to your account manager if you are uncertain.
